What to expect when looking at a house!

If you're gearing up for home showings in the Philadelphia area, you're in for an exciting journey! I'm Liz Clark, team leader and realtor at Compass Chestnut Hill, and I'm here to walk you through what to expect when you request a showing with my team.

First things first, let's talk about what you should bring along. It's always a good idea to bring a notebook (or use a notes app on your phone) to jot down any reactions or comments you want to remember after the showing.  You might also want to bring along a tape measure so you know for sure that your grandmother's hutch will fit perfectly in the dining room alcove or your queen bed will fit in the spare bedroom.

On the day of the showing, we will meet you at the property and will have arranged for access for a set period of time, typically 30-60 minutes. We'll start by giving you a tour of the exterior, pointing out any features or highlights that make the property special as well as any concerns or issues we might spot. As we move inside, we'll continue to highlight key features of the home, look for signs or symptoms of potential issues, and answer any questions you may have along the way.

Your main job during the showing is to take your time exploring each room. Open closets, check out the view from different windows, and get a feel for the flow of the space. Remember, this is your opportunity to envision yourself living in the home, so make yourself at home!

As we tour the home, we'll also discuss the neighborhood and nearby amenities. From schools and parks to restaurants and shopping, we want to make sure you have a good sense of what the area has to offer, if you aren’t already familiar. 

If you have any specific concerns or questions about the property, don't hesitate to ask. We're here to provide you with all the information you need to make an informed decision as quickly as possible.  Our agents are all highly knowledgeable on the inner workings of houses, so be prepared to spend some time in the basement looking at systems, foundations, and appliances! 

After the showing, if you're ready to move forward, we'll help you prepare an offer and guide you through the negotiation process all the way to closing day.
